How to Hire the Right Calgary Renovation Contractor

Choosing the wrong contractor is the #1 reason renovations go wrong. Choosing the right one makes everything easier. Here’s what to look for and what to avoid.

Green Flags (Good Signs)

  • Licensed and insured: Valid Alberta business license, WCB coverage, liability insurance (minimum $2M)
  • RenoMark or BILD Calgary member: Indicates commitment to industry standards
  • Detailed written estimates: Line-item breakdowns, not just lump sums
  • Fixed project schedule: Clear start and end dates with milestones
  • References you can actually call: Past clients willing to talk about their experience
  • Active communication: Responds to calls/emails within 24 hours
  • Proper contracts: Everything in writing, payment schedules, scope of work, change order process
  • Permits included: Handles all necessary permitting

Red Flags (Walk Away)

  • Cash-only or “under the table” pricing: Illegal and leaves you without recourse
  • Verbal estimates or “we’ll figure it out as we go”
  • Large upfront deposits (more than 10–15% of project value before work starts)
  • Pressure to decide immediately
  • Suspiciously low bids (30%+ below other estimates)
  • No physical address or legitimate business presence
  • Won’t pull permits or asks you to pull them yourself
  • Vague contracts with no scope of work
  • Poor reviews or no online presence at all

Questions to Ask Every Contractor

  1. Are you licensed and insured? Can I see proof?
  2. What’s your payment schedule?
  3. Do you handle permits?
  4. How do you manage change orders?
  5. Who will be my day-to-day contact?
  6. What’s your warranty on the work?
  7. Can I speak to 3 past clients with similar projects?
  8. What’s your timeline, and what happens if you run over?

Get 3 Estimates (But Don’t Just Pick the Cheapest)

Always get at least 3 detailed estimates. Compare not just price but: scope of work, materials quality, timeline, communication, professionalism. The cheapest quote is rarely the best value.
