Do You Need a Permit for Your Calgary Renovation?

One of the most common questions we get: “Do I need a permit for this?” The answer depends on what you’re doing. Here’s a clear breakdown of which Calgary renovations require permits in 2026.

You DO Need a Permit For:

  • Structural changes: Removing or modifying load-bearing walls, adding beams, changing roof structure
  • Adding or moving plumbing: New bathrooms, relocating sinks/toilets/showers
  • Electrical work: New circuits, panel upgrades, rewiring
  • Basement development: Finishing a previously unfinished basement
  • Legal secondary suites: All new suites require full permitting
  • Adding windows or doors: New exterior openings or enlarging existing ones
  • Additions: Any addition to the home’s footprint
  • Detached garage over 11.15 sqm (120 sq ft)
  • Decks over 0.6m (2 feet) off the ground
  • Pools and hot tubs with specific requirements

You DO NOT Need a Permit For:

  • Cosmetic updates (paint, wallpaper, flooring replacement)
  • Replacing kitchen cabinets in existing locations
  • Replacing bathroom fixtures in existing locations
  • Installing backsplash tile
  • Replacing appliances
  • Replacing windows/doors in existing openings (same size)
  • Minor repairs that don’t affect structure or safety systems
