Your Step-by-Step Renovation Planning Checklist

A well-planned renovation runs smoothly. A poorly planned one becomes a nightmare. Use this checklist to stay organized from day one.

Phase 1: Define Your Project (Weeks 1-2)

  • List what you want to change and why
  • Identify must-haves vs nice-to-haves
  • Collect inspiration photos (Pinterest, Houzz, magazines)
  • Measure existing spaces
  • Take “before” photos

Phase 2: Set Your Budget (Week 2)

  • Determine total budget (including 10–15% contingency)
  • Decide how you’re financing (cash, HELOC, renovation loan)
  • Get pre-approved if financing
  • Allocate rough budgets by category

Phase 3: Find Your Contractor (Weeks 3-5)

  • Research local contractors (reviews, portfolios, references)
  • Get 3 detailed estimates
  • Verify licensing, insurance, WCB
  • Check references from past clients with similar projects
  • Sign a detailed contract

Phase 4: Design & Material Selection (Weeks 5-10)

  • Finalize design and drawings
  • Select all materials: flooring, cabinetry, countertops, tile, paint, fixtures, hardware
  • Select appliances
  • Order long-lead items early (cabinets, specialty tile, appliances)
  • Apply for permits

Phase 5: Pre-Construction (Weeks 10-12)

  • Confirm start date with contractor
  • Set up temporary kitchen/bathroom if needed
  • Pack away belongings from work area
  • Inform neighbours of start date and potential disruption
  • Move vehicles, pets, and valuables

Phase 6: Construction (Weeks 12-24)

  • Weekly check-ins with contractor
  • Document progress with photos
  • Respond quickly to questions or decisions needed
  • Track change orders in writing
  • Attend permit inspections if requested

Phase 7: Completion (Final Week)

  • Walk through with contractor and create punch list
  • Have all items on punch list completed
  • Receive warranty documentation
  • Receive final permit sign-offs
  • Final payment released
  • Take “after” photos and enjoy!
