Renovations are hard. Just know you are covered.
What we carry, what is guaranteed, and the questions worth asking every contractor you talk to — including us.
Schedule a Discovery CallSpeak with the owner, Jonathan EdwardsThe question nobody asks until it is too late
Homeowners ask about price, timeline and finishes. Almost nobody asks what happens if a trade puts a foot through a ceiling, if a supplier goes under holding a deposit, or if something fails two years after the last invoice was paid.
Those are rare. They are also the questions that decide whether a bad week becomes a bad year.
So here is exactly what stands behind an Olympic City project. Take these same questions to every other contractor you are considering — the answers will tell you a great deal.
- $5,000,000 liability insurance
- Bonded
- Workmanship guaranteed
- Fixed price before work starts
- Every change approved by you in writing
Ask us for proof of any of it. We will send it.
What stands behind the work
Liability insurance
Carried on every project. If something goes wrong on your property, there is real, substantial coverage behind it — not a policy that exists on paper to satisfy a permit office.
Bonded
A bond means a third party stands behind our obligations to you. Many contractors are not bonded, and most homeowners never think to ask. It costs you nothing to check.
Workmanship
We expect our work to outlast your ownership of the home. If something we built is not right, you tell us and we come back and deal with it.
What is actually covered
The work we performed
Our workmanship. If a tile lifts, a joint opens, or something we installed was not installed properly, that is ours to fix. The specific term is set out in your contract before you sign it, so you know exactly where you stand rather than discovering it later.
The products we supplied
Manufactured products — appliances, fixtures, cabinetry, flooring — carry their own manufacturer warranties, which we register and hand over to you. If a manufacturer warranty needs claiming, we help you claim it rather than leaving you on hold with a call centre.
Damage during the project
That is what the liability insurance is for. If a trade damages something in your home while working on it, it gets put right. You are not chasing anyone.
The price itself
Your fixed price is a commitment. The only things that move it are a change you requested or a discovery we documented and you approved in writing, both before any work proceeds.
What is not covered
Normal wear, damage caused after we leave, work performed by others, and materials you supplied yourself. We would rather say that plainly here than surprise you with it in a year.
- How much liability insurance do you carry?
- Are you bonded?
- What exactly is guaranteed, and for how long?
- Is that in writing in the contract?
- Who pays if a trade damages something?
- Who registers the manufacturer warranties?
If an answer is vague, that is the answer.
Ask and we will send you our certificate of insurance and bonding confirmation. No hesitation, no runaround.
