Stucco is common on Calgary homes — and Calgary’s freeze-thaw cycles are hard on it. Cracks, chips, and separation are normal over time. Here’s what stucco repair actually costs and when repair vs replacement makes sense.

Why Calgary Stucco Cracks

Calgary’s climate is uniquely hard on stucco:

  • Freeze-thaw cycles cause expansion and contraction
  • Chinook temperature swings stress the material rapidly
  • Hail damage chips and cracks surfaces

Types of Stucco Cracks and What They Mean

Hairline Cracks (Cosmetic)

Usually harmless surface cracks. Can be sealed and painted over. Low cost repair.

Spider-Web Cracks

Multiple connected cracks usually from thermal stress. Repairable with proper prep.

Vertical / Horizontal Cracks (1/8″ or wider)

Structural movement or settling. Needs investigation before repair.

Diagonal Cracks

Often indicate foundation or framing movement. May require structural assessment.

Delamination

Stucco pulling away from underlying substrate. Serious issue requiring removal and re-install.

When to Repair vs Replace

Repair Makes Sense If:

  • Cracks are isolated to specific areas
  • Less than 20% of the stucco surface is affected
  • Underlying sheathing is intact
  • Stucco is less than 30 years old

Consider Replacement If:

  • Widespread cracking across multiple walls
  • Underlying moisture damage
  • Stucco is 40+ years old and failing
  • You want to switch to another siding material

Stucco Repair Process

  1. Inspect and assess damage
  2. Remove damaged stucco
  3. Inspect sheathing and repair if needed
  4. Install new base coat / scratch coat
  5. Apply brown coat
  6. Apply finish coat matching existing texture
  7. Colour-match and finish (challenging for older stucco)

Calgary Stucco Colour-Matching Challenge

One of the biggest challenges with stucco repair is matching the existing colour. Older stucco fades with UV exposure, making new patches visible. Solutions include:

  • Elastomeric topcoat over the entire wall
  • Full wall recoating after repair
  • Accepting slight colour difference (repairs will blend over time)
