When Does a Kitchen Reno Need a Permit in Calgary?

Cosmetic work (painting, new hardware, backsplash) never needs a permit. But once you’re touching electrical, plumbing, gas, or structure, permits apply. Here’s the breakdown.

Permit Required: Yes

  • Electrical: Adding circuits, moving outlets, adding under-cabinet lighting on new circuits, installing a new range hood with new wiring
  • Plumbing: Moving the sink, adding a prep sink, relocating dishwasher drain
  • Gas: Adding or moving a gas line for a range or range top
  • Structural: Removing a wall (especially load-bearing), adding a beam
  • New construction: Adding square footage to the kitchen

Permit Required: No

  • New cabinets in the same location
  • New countertops
  • Backsplash tile
  • New flooring
  • Painting
  • New fixtures in the same location (faucet, sink swap, light fixture swap)
  • Appliance replacement in the same position

Who Pulls the Permit?

Your contractor. In Calgary, the company doing the work is responsible for pulling the permits and scheduling inspections. If a contractor says “you can pull the permit yourself to save money” — that’s a red flag. They should be responsible for their own work.

  • Stop-work orders and mandatory demolition to expose work
  • Fines from the City of Calgary
  • Insurance claims denied (fire from unpermitted electrical)
  • Problems at home sale — buyers and their lawyers check permits
