A Garage Suite Pays for Itself

A garage suite — a living unit built above or beside a detached garage — is one of the best real estate moves in Calgary right now. Rental income, multigenerational living, or resale value: it all adds up.

What Calgary Allows

As of 2026, Calgary’s Land Use Bylaw allows garage suites (also called carriage suites or garden suites) in most R-1, R-CG, and many other residential districts. The City of Calgary actively supports secondary suites to address the housing shortage.

  • Must be in a separate building from the main house (or above a detached garage)
  • Max 45% of the principal dwelling size, or 50 m² (538 sq ft) — whichever is smaller — in some zones
  • Requirements vary by land use district
  • Separate entrance, separate utilities (or shared meter with sub-meter)

Design Options

Above Detached Garage

The most common option. Garage on the ground floor, suite above. Requires:

  • 8’+ ceiling in the suite (9’+ preferred)
  • Separate exterior stair access
  • Fire separation between garage and suite
  • Minimum 2-piece bathroom + kitchen + living area + bedroom

Beside the Garage (Side Suite)

Suite built beside the garage bay on the same slab. Slightly easier structurally, works on wider lots.

Permit Requirements in Calgary

  1. Development Permit (DP): Required for the new building/addition
  2. Building Permit: Required for all construction work
  3. Electrical Permit: Required
  4. Plumbing Permit: Required
  5. Gas Permit: Required (if gas heat)

Timeline: DPs take 6-12 weeks. Building permits 2-6 weeks. Plan for 3-4 months before breaking ground.

What’s Included in the Suite

A code-compliant garage suite needs:

  • Minimum one bedroom
  • Full kitchen (or kitchenette, depending on zone)
  • 3-piece bathroom minimum
  • Separate entrance
  • Smoke and CO detectors, interconnected
  • Fire separation from garage (Type X drywall, self-closing door)
  • Heating system (in-floor or mini-split common)
  • Sound insulation between floors (STC 50+)

Return on Investment

A garage suite renting at $1,800–$2,500/month in Calgary generates $21,600–$30,000/year. At a $350,000 build cost, that’s 6-8% gross yield — very strong for Calgary real estate. Plus the value added to the property itself ($200,000-$400,000 in some inner-city neighbourhoods).
