Got a 7′ Basement? Underpinning Can Add Two Feet

Older Calgary homes (pre-1990s bungalows, inner-city homes) often have 7′-7’6″ basement ceilings. That’s too short for a comfortable finished space. Underpinning lowers the floor — making a usable, sellable, liveable basement.

What Is Underpinning?

Underpinning is the process of extending the existing foundation deeper so you can excavate and lower the basement slab. The existing walls are structurally extended down section-by-section, creating new, deeper footings.

When Does Underpinning Make Sense?

  • You have less than 8′ of headroom
  • You’re doing a full basement renovation
  • Adding a legal secondary suite
  • Converting basement into income property
  • Adding a gym, home theatre, or wine cellar

Alternatives to Underpinning

  • Benching: Slope concrete away from walls, keeping outer edges higher. Cheaper ($20K-$40K) but eats floor space.
  • Lower ceilings on main floor: Rarely practical.
  • Live with it: Sometimes the right call, especially for storage-only basements.

Underpinning Process in Calgary

  1. Structural engineer designs the underpinning plan
  2. City of Calgary building permit pulled
  3. Existing basement slab demolished
  4. Section-by-section (2-4 ft at a time), workers excavate under the existing footing
  5. New concrete footing poured, keyed into existing foundation
  6. Repeat around the entire perimeter
  7. New deeper slab poured with vapour barrier, rebar, and insulation
  8. New slab cures (7-14 days)
  9. Rebuild interior (framing, plumbing, electrical, finishing)

Timeline: 2-4 Months

Underpinning alone takes 4-8 weeks. Add another 6-12 weeks for finishing the basement after. Plan for 4-6 months total from demo to move-in ready.

How Much Height Can You Add?

Typical underpinning adds 18-30″ of height. Going from 7’0″ to 9’0″ is realistic. The deeper you go, the more expensive (deeper excavation, more concrete, more risk).

Things to Watch For

  • Soil conditions: Calgary has clay soils that swell. Engineer must account for this.
  • Water table: Lower floors mean more waterproofing. Do it right or suffer forever.
  • Neighbouring foundations: If your house is close to neighbours, underpinning gets complicated.
  • Asbestos & vermiculite: Older homes need testing before demo.
  • Structural risk: Only hire contractors with proper insurance and experience.

Is It Worth It?

Underpinning typically adds $100K-$250K in home value if it creates a legal secondary suite or a full-height luxury basement. In inner-city Calgary neighbourhoods (Bridgeland, Killarney, Altadore, Inglewood), it almost always pays back. In suburban areas, do the math carefully first.
