Rural Renovations Require a Different Approach

Priddis, Millarville, Bragg Creek, and the surrounding Foothills county communities are home to some of Alberta’s most stunning properties. But rural renovations have unique considerations that most Calgary contractors don’t know.

The Priddis & Millarville Property Profile

  • Acreage lots: typically 2–40+ acres
  • Well water and septic systems (no municipal connections)
  • Large homes with garages, outbuildings, shops
  • Higher baseline renovation budgets (larger spaces, longer material runs)
  • Foothills County jurisdiction (not City of Calgary)

Foothills County Permits

All renovation and construction work in Foothills County (which includes Priddis and Millarville) is regulated by Foothills County’s building department, not the City of Calgary. Contact Foothills County directly:

  • foothillscounty.com
  • Permits required for same categories: structural, electrical, plumbing, gas
  • Septic permits required for any system changes
  • Development permits may be required for new outbuildings or additions

Well Water Considerations

Acreage properties rely on well water, which affects renovation planning significantly:

  • Test water quality before installing any filtration system
  • Common Foothills issues: hardness, iron, sulfur, bacteria
  • Water softeners almost always needed
  • Reverse osmosis for drinking water common
  • Whole-home filtration for kitchen and bathroom renovations
  • Water supply capacity affects how many fixtures you can add (check well recovery rate)

Septic System Considerations

Adding bathrooms or increasing the fixture count requires septic capacity assessment. A licensed septic engineer must confirm the system can handle the load. New fields or system upgrades can add $15,000–$50,000 to a project.
