Okotoks Is Growing — And So Is Its Renovation Market

Okotoks has become one of the most sought-after communities in Alberta. Larger lots, newer homes, and strong community culture are attracting families who want to customize their spaces. Here’s the Okotoks-specific renovation guide.

About the Okotoks Housing Stock

  • Strong base of 1990s–2010s single-family homes (post-frame, 4-piece baths, attached double garages)
  • Many newer builds (2010-2025) in Crystal Ridge, D’Arcy, Westmount
  • Acreage properties along the Sheep River and in Foothills County
  • Most common renovation request: kitchen and master ensuite upgrades on 15-25 year old homes

Permit Requirements in Okotoks

Okotoks has its own building department (separate from Calgary). Permits are required for the same categories as Calgary: structural, electrical, plumbing, gas, HVAC. Lead times are generally shorter than Calgary: 1–3 weeks for most residential permits.

Most Popular Renovations in Okotoks

Kitchen Renovations

Open-concept kitchen updates are the most common project. Removing the wall between kitchen and living/dining and installing an island. Budget: $45,000–$95,000 for a full kitchen gut in a typical Okotoks home.

Ensuite Upgrades

Many 1990s–2000s Okotoks homes have dated ensuites (garden tubs nobody uses, small shower-tub combos). Converting to a large curbless walk-in shower is the #1 ensuite upgrade. Budget: $30,000–$60,000.

Basement Development

Many Okotoks homes have unfinished basements — especially in newer subdivisions. Adding a rec room, bedroom, and 3-piece bath transforms the home. Budget: $60,000–$120,000.

Garage Upgrades

Heated and finished garages are very popular in Okotoks. Triple garage builds for acreage properties. Budget: $80,000–$200,000+.

Local Considerations

  • Okotoks well water (some acreage properties) — affects plumbing and appliance choices
  • Septic systems on acreage — require separate permit and inspection
  • Foothills County has different rules for rural properties — check with the county before starting
  • Strong Okotoks contractors community — Olympic City is a trusted partner in the area
