Not Every Calgary Contractor Is Who They Say They Are

Calgary’s renovation market is booming, which means there are great contractors — and operators who prey on homeowners. Here are the top red flags to watch for before signing anything.

Red Flag #1: No Physical Address or Business Registration

Legitimate Calgary contractors have a registered business, a business address, and a phone number you can call. Search them on the Alberta Corporate Registry. If they’re a sole proprietor doing cash jobs, that’s a yellow flag. If they have no traceable business history, walk away.

Red Flag #2: No Proof of WCB or Liability Insurance

Ask every contractor for a WCB (Workers’ Compensation Board) clearance letter and a certificate of insurance. Minimum $2M general liability. If a worker is injured on your property with no WCB, you could be liable. Always verify — don’t just accept a photocopy.

Red Flag #3: Vague or Verbal-Only Quote

A legitimate quote is written, detailed, and itemized. It should list scope, materials, exclusions, allowances, and payment schedule. Verbal quotes are a setup for disputes.

Red Flag #4: Asking for Cash or E-Transfer Only

Cash-only contractors avoid taxes and accountability. Pay by cheque or bank transfer so you have records. Never pay 100% upfront in cash.

Red Flag #5: No Permits Mentioned

If your project requires permits (electrical, plumbing, structural) and the contractor doesn’t mention them — ask directly. If they say “we don’t need permits for this,” get a second opinion. Unpermitted work creates serious problems at resale and with insurance.

Red Flag #6: Pressure to Sign Today

“This price is only good for 24 hours.” Legitimate contractors have full schedules and don’t need to pressure you. This is a manipulation tactic.

Red Flag #7: Lowest Price by a Wide Margin

If two quotes are $75,000 and the third is $42,000, the $42K bid is missing something — scope, quality, insurance, permits, or all of the above. You’ll pay for it in change orders or poor work.

Red Flag #8: No References or Won’t Provide Them

Any reputable Calgary contractor has happy past clients willing to take a phone call. If they won’t provide references, that tells you everything.

Red Flag #9: Subcontracting Everything Without Disclosure

It’s normal to use licensed subcontractors for plumbing, electrical, and HVAC. It’s a problem when the “contractor” you hired is just a middleman with no real crew and no accountability for the subs’ work.

Red Flag #10: Asking You to Pull the Permits

When you pull permits as the homeowner, you become the general contractor of record — liable for everything. Contractors ask you to do this to reduce their responsibility. Don’t do it unless you fully understand what you’re taking on.

  • Alberta Corporate Registry search
  • WCB clearance letter (dated within 30 days)
  • Certificate of insurance ($2M+ liability)
  • Written, itemized quote
  • Three references (called, not emailed)
  • Google, BBB, and HomeStars reviews
  • Signed contract with clear scope, timeline, and payment schedule
