Calgary’s Spring Melt Tests Every Basement

April Chinooks, sudden snowmelt, and heavy June rains are a yearly reality in Calgary. If your basement is leaking, condensating, or smells musty, waterproofing now is cheaper than replacing finishing later.

Signs You Have a Waterproofing Problem

  • Damp patches on walls (efflorescence — white chalky residue)
  • Water stains near floor/wall joints
  • Musty smell or visible mould
  • Cracks in concrete walls, especially diagonal or horizontal
  • Water on floor after a rain or snowmelt
  • Rust on metal posts or furnace base

Interior Waterproofing (The Band-Aid)

Interior methods manage water that’s already inside:

  • Interior sealant (DryLok, Xypex): $2-$5/sq ft. Works on minor dampness, not active leaks.
  • Interior drain tile + sump pump: $4,000-$12,000. Traps water in a channel along the footing, redirects to sump.
  • Dimpled membrane on walls: $3,000-$8,000. Creates drainage gap between wall and finished space.

Interior Pros & Cons

Pros: Lower cost, no landscaping disruption, year-round install.
Cons: Doesn’t stop water from entering the wall — just manages it. Can freeze in very cold basements.

Exterior Waterproofing (The Real Fix)

Exterior waterproofing excavates down to the footing and addresses water at the source:

  • Exterior membrane (rubberized): $40-$80/linear ft of wall. Seals the foundation.
  • New weeping tile + gravel: $60-$120/linear ft. Redirects groundwater away.
  • Full excavation & re-waterproofing: $15,000-$40,000 for a typical Calgary bungalow.

Exterior Pros & Cons

Pros: Stops water from entering foundation. Permanent fix. Addresses cracks at source.
Cons: Expensive, disruptive (excavation, landscaping), seasonal (spring-fall only).

Sump Pump Systems

Every finished Calgary basement should have a working sump pump and ideally a battery backup. Costs:

  • Primary sump pump: $500-$1,200 installed
  • Battery backup system: $800-$1,800
  • Dual pump system: $2,500-$5,000

Replace sump pumps every 7-10 years. Test them every spring.

Crack Repair (Targeted Solution)

If you have one or two specific wall cracks:

  • Polyurethane injection: $400-$800 per crack. Flexible, permanent, best for shrinkage cracks.
  • Epoxy injection: $500-$1,000 per crack. Structural repair for hairline cracks.
