Calgary Winters Make Basement Insulation Non-Negotiable
A poorly insulated basement is uncomfortable, expensive to heat, and prone to condensation and mould. Here’s how to insulate a Calgary basement properly.
Alberta Building Code Requirements
- Basement walls: R-17 minimum effective (most zones)
- Slab below grade: R-10 minimum (new construction)
- Common approach: 2×4 framed wall with R-12 batt + 1″ rigid foam = R-17+
Insulation Options for Basement Walls
Option 1: Closed-Cell Spray Foam (Best)
Applied directly to the concrete wall. 2″ of closed-cell = R-13. Acts as both insulation and vapour barrier.
- Cost: $3–$6/sq ft installed
- Pros: Air seal + vapour barrier + insulation in one, excellent R-value, no moisture issues
- Cons: More expensive, off-gasses during install (vacate 24 hrs)
Option 2: Rigid Foam + Framed Wall
2″ of XPS or polyiso rigid foam against the concrete wall, then frame a 2×4 wall in front with batt insulation.
- Cost: $2–$4/sq ft installed
- R-value: R-10 (rigid) + R-12 (batt) = R-22
- Pros: High R-value, good moisture management if foam is sealed properly
Option 3: Batt Only in Framed Wall
2×4 or 2×6 framed wall with batt insulation, vapour barrier.
- Cost: $1.50–$3/sq ft installed
- R-value: R-12 to R-21
- Risk: Condensation forms on cold concrete behind framing if vapour barrier is imperfect — can cause mould
- Not recommended by most Calgary basement contractors
Vapour Barrier: Required in Calgary
A 6-mil polyethylene vapour barrier is required on the warm side of the insulation. In Calgary, warm side = interior (between insulation and the finished drywall). Never put vapour barrier on the cold side (between insulation and concrete) — this traps moisture.
Basement Floor Insulation
- 2″ XPS rigid foam under the slab (new construction or full slab replacement)
- For existing slabs: 1″ foam + sleepers + subfloor + flooring (loses headroom but adds R-value and warmth)
- Dimpled membrane (Delta-FL) over existing slab: drainage gap, adds some warmth, minimal height loss
Air Sealing: Often Overlooked
Gaps around windows, rim joists, and penetrations are the biggest source of heat loss in Calgary basements. Spray foam these areas before closing walls.
- Rim joist: spray foam to R-12 minimum
- Around all penetrations (pipes, wires)
- Window well areas
